Average Sales Prices are compiled by the Valuation & Estates Office.  They reflect the total price of all outright freehold sales, recorded at the date of sale.  The type of property is based on the opinion of the Valuation Officer undertaking the Stamp Duty Assessment, and the average sales price is calculated by dividing the number of transactions by the total sale price.  Leasehold sales, Purchase Agreements, Transfers of a share of a property, for Natural Love & Affection, or through foreclosure are excluded from this calculation.
